Unitech Limited, commonly known as the Unitech Group, is one of India's largest and most recognised real estate investment and development companies. Headquartered in New Delhi, the company was founded in 1972 as a soil investigation consultancy under the name United Technical Consultant Private Ltd. Over the decades, it evolved into a full-fledged civil engineering contractor and later, in the 1980s, pivoted to real estate development. Unitech has built residential, commercial, and integrated township projects across major Indian cities including Delhi NCR, Mumbai, Kolkata, Chennai, Bangalore, Hyderabad, and Mohali. Its flagship residential brands include Unitech Cities and UniWorld, while its commercial portfolio spans office parks, retail spaces, and special economic zones. At its peak, Unitech was the second-largest listed real estate firm in India by market capitalisation. Unitech Limited's journey began in 1972 when five partners – Ramesh Chandra, Dr. S. P. Shrivastava, Dr. P. K. Mohanti, Dr. Ramesh Kapur, and Dr. Bahri – formed United Technical Consultant Private Ltd, a soil testing and geotechnical investigation firm. The company expanded into civil engineering contracts in 1974 and later entered real estate in 1986. By the early 2000s, Unitech had established itself as a dominant player in Indian real estate, developing large-scale residential townships, commercial complexes, and IT parks. The company was listed on the Bombay Stock Exchange (BSE: 507878) and the National Stock Exchange (NSE: UNITECH).

A significant turning point came in 2008 when Unitech formed a joint venture with Norway's Telenor Group to launch Unitech Wireless Ltd., a telecom operator. The venture secured a $1 billion loan from State Bank of India in 2009 but became embroiled in the 2G spectrum allocation scandal. In 2012, the Supreme Court cancelled 122 telecom licences, including those held by Unitech Wireless. The company's managing director, Sanjay Chandra (son of founder Ramesh Chandra), was arrested and later released on bail. Telenor eventually acquired full control of the venture, renaming it Telewings Communications.

Financially, Unitech has struggled in the past decade. It defaulted on debt obligations, faced insolvency petitions from homebuyers, and was investigated by the Enforcement Directorate for alleged diversion of funds. In 2017, the Supreme Court appointed a government-nominated board to oversee the company's operations. Current executive chairman Yudhvir Malik, a retired Indian Administrative Service officer, leads the board.

Despite these challenges, Unitech continues to develop and deliver projects. Its residential portfolio includes affordable housing, mid-income apartments, and luxury villas. Commercial offerings include office spaces in prime locations such as Gurgaon's Unitech Cyber Park. The company aims to deleverage through asset sales and project completions. As of 2025, Unitech had raised $575 million through a share issue to reduce debt and fund affordable housing projects.
