SkyCity Adelaide traces its origins to 1986, when the state’s first and only casino opened within the former Adelaide Railway Station, a grand heritage building on North Terrace. The venue was originally known as Adelaide Casino and has since become one of South Australia’s flagship entertainment destinations. Today it operates as SKYCITY Adelaide Pty Ltd, a wholly-owned subsidiary of SkyCity Entertainment Group, which is listed on both the NZX and ASX and is one of Australasia’s largest casino and gaming operators.

The casino occupies one of Adelaide’s most recognisable landmarks, blending heritage architecture with modern gaming and hospitality facilities. Over the years the precinct has been progressively redeveloped, most notably with the opening of the Eos by SkyCity hotel in April 2023. The hotel forms part of an integrated complex that includes the casino floor, numerous food and beverage outlets, and function and event spaces.

Business Model

Regulatory and Compliance Issues

SkyCity Adelaide has been at the centre of significant regulatory action in the 2020s, reflecting broader tightening of casino regulation across Australian states. Following an investigation by AUSTRAC, Australia’s financial intelligence and anti-money laundering regulator, SkyCity Adelaide agreed to pay a A$21 million civil penalty. The penalty related to serious and systemic non-compliance with Australia’s anti-money laundering and counter-terrorism financing framework.

Around the same period, a separate regulatory review in South Australia led to the company being placed under external oversight. Former judge Brian Martin AO KC was appointed to provide independent oversight of SkyCity Adelaide’s remediation and compliance reforms. The appointment was part of a broader response to compliance and integrity failures in the Australian gambling industry, and SkyCity has publicly committed to cooperating with regulators and improving its governance.

Market Position and Strategic Direction

As South Australia’s only casino, SkyCity Adelaide holds a unique market position within the state. It competes indirectly with interstate casinos and entertainment precincts in other Australian capitals, while also relying on local patronage, tourism and the broader hospitality market. The addition of the Eos by SkyCity hotel and the continued redevelopment of the North Terrace precinct are central to its strategy of expanding beyond gaming into luxury accommodation and events.

The parent company, SkyCity Entertainment Group, operates casinos in Australia and New Zealand and is one of the largest gaming and entertainment groups in the region. SkyCity Adelaide’s ongoing remediation and compliance work, alongside the AUSTRAC penalty and external oversight, are likely to shape its strategic priorities for the foreseeable future as regulatory expectations across the Australian industry continue to rise.
